Imho this is worth 32m but only if the side plot is included. Toffy currently has a 24x24 on grass and next to water that could be worth 40m so I think @Dulcinea is close on his listed price.

I have a bonded golem but I used a bonding deed. Would be nice to use ingots kinda like bandages to heal it

Maybe at one time b4 you had 2m in your bank account, it was at or below 1000 and wasn't enough to keep your pets stabled

Because whoever did the SS did in runuo using a dirty dragon b4 apply hue .instead of using a plain hue one, both are same hue
