Yeah but it's not true. Only when you sell a custom back to NPC. Whoever told you that was wrong.

I didnt know the custom demolish warning was false.
But, Deeds are worth less than face value when sellng back to a NPC.
So anyone with a deed based house would rather sell it to another player. Therefore should be cheaper to buy from someone directly.
