Not sure if I'm going to sell this. It's one of the larger houses (in Moonglow) with no neighbors and on the road, so I may use it as a personal vendor house for some time and sell it after. If it turns out to be worth more than what's in my head, I may sell it now and find a different vendor location.
As the title says, it's a 12x10.
As you can see, it's on the road and has no neighbors.
Just across the road to the North is the Guard Zone. Across the road to the West is a solo lich spawn (never in range to attack you without crossing the road).
Only mongbats and non-hostile mobs spawn within range of the house.
