24x24 have went for 15-20m depending on location and if there is blockage of any kind. ive been looking for either a keep or 24x24 but im picky as to where its located

The location is why I haven't decided if I am going to sell it or not yet. It's located on grass with zero spawn, and I own the house next to it right by the water. It's on the peninsula east of vesper.
