Gonna say 50m, really don't see it being worth much more considering it's only going be (wisely) used on an already expensive piece of property with probably a lot of nice things inside. You really aren't going to want or need an ageless house unless those criteria are met and those things are probably going to limit the prospective buyer's buying power.
Plus I mean nothing really sells for over 100m...probably not even a nice plot that is ageless...so I figure you could round that figure pretty niceley into one part ageless one part plot value.

mmmmmm you talkin about the Yew plot? Only 60m? Steal IMO, but then again it's probably not easy to be patient enough for big offers as they are surely very few and very far between.
I do think the ageless factor not being attached to a house already certainly makes it more desirable.

I've got about 300m in my main plot. I play almost daily but it'd be worth 10%-15% of that value for me to know that it's rock solid IMO.
I don't see myself being in a position to make an offer if I don't win it (which I won't) so instead I will dream...

Yeah same here, my no cut house, although not big, has 200++ millz inside chests and in decos. I'd definitely pay 20-25m to make it ageless.
50m seems way too steep, I don't think it's gonna sell for that much

It is a quit item though, the reason you get it is to quit and keep your house.

I paid 80m for an ageless 30x30 cave house a few screens from brit bank in the no-cut zone... its probably the most expensive trade seen on uof.
