Honestly, unless the location were more unique, I doubt you'd be able to sell it for much more than placement value. The market for anything but max storage houses on this shard seems to be persistently at the bottom.
Yew is particularly easy to place a 9x14 too.
I'd list it with a starting bid of 230k and a buyout of 330k and see what happens from there.
