The starting bid is just a few k above the placement cost.
Why would you pay a few extra k? For one thing, you don't have to worry about being PK'ed by other people trying to steal the plot you are building on, monsters spawn here so you don't have to deal with them either. So its basically for convenience.
This would make a very good PK hut, or mining base. If you go through the pass you come to Honesty shrine for free instant rez. IF you go North West (Straight up) you come to a mining cave that has a forge inside. Just wear an Orc mask so the natives don't get restless.
Deceit is only a few screens away, and is a great place to camp, champ, and stomp. And there's always music playing in the table room!
