It's a great location for vendors. I made a huge profit from this vendor house, however my health irl keeps me from keeping up with it on a regular basis. Too many vendors - not enough strength or time.
I'll sell the house for a flat 250k - it really is a great vendor house. Guests can shop in a guard protected zone, and it already has an established shopper base, so people have runes to get there already.
