Until its a 30x30 ... The castle is only worth 10 to 15mil max location, and blockage will play big parts ..
Convert it to a 30x30 yourself to get more for it .. dont expect to be paid a 30x30 price when the buyer would need to take a risk to upgrade it to a 30x30 and pitch in an extra 10mil for the 30x30 plot fee..
Until its a 30x30 its only a castle .. nothing more .

Pretty much I'd agree with amonseti 10-15 or place the 30x30 and try for 20-30
