Housing for noobs. Deeds or HPT?

Hi all,

Just comparing a few things here before I get my first house. I know the vendor strongly suggests to use a house placement tool but one can make an argument for a simple house deed.

I was looking at the prices of deeds in Yew. The vendor was selling small house deeds for 20 or 30K less than the same house on the HPT. The price difference gets to be much larger as you compare bigger houses.

A prime example would be a small tower. The deed is about the same price as a small house on the HPT and if I compare small tower deed to small tower in the HPT, it's almost 100k difference. That's a heck of a lot for someone starting out. I could think of a lot of thing I could do with 100k....

Of course deeds aren't blessed but it's not too hard to buy/recall/place in just a few seconds. Worth the risk IMO.

Am I missing something?

What happens to a house you've placed with a HPT and you "re-deed" it? You just get reimbursed full price?

What about selling back a deed to a vendor? (Unlikely to happen but...) How much do you get back?

You get deed back regardless of how you place it. You will be offered about 25% of the sell price by an npc when you try to sell back.thats why they are cheap.

Yeah the resale kills you and player demand is low, so you have to go way cheap to offload to a player.

I know there are some die-hard classic house guys and girls out there but custom housing has a lot of appeal. Plus when you demolish you get 100% return unlike classic deeds.

Thanks for the info guys. If I understand this correctly, I should aim for custom housing right from the start?

How much $$$ am I looking at for a rather simple custom house? (4 walls and a roof, probably small 7x7 or 8x8 or similar.

Placement cost + 60-80k maybe 100k tops depending on how fancy you get. I think that's about right.

I just figure on 1k per tile when I'm trying to plan ahead.

Yeah. A custom 7x7 has 2 floors and a roof(can be a 3rd open floor). Looking at around 60k for the plot and an additional 100k to build it out.

Maybe a little too rich for my blood. I may just settle for a classic 7x7 to get me started. I accumulated approx 150k so far but don't want to spend it all in one place.

I saw the giveaway and looked at it with much interest but I am not young anymore on my main character.

My second account is still young though (trying to macro a fisherman) but I figure that's not quite fair since I'm not truly a young player anymore. I don't have a 3rd account, 2 is more than enough for me.

You're scraping together gold here to afford your first home and are in fact the very type of player I'm trying to target. As long as you have Young status on an account at time of entry, you completely qualify. Up to you though. (And I appreciate the candid response.)
